"This message is for any homeowner who finds themselves in tough financial situations, like we were, and need to sell their home fast without going into total foreclosure. Due to job loss and general economic hardships, we were unable to make our monthly mortgage payments. Our property had decreased in value since we purchased it about 2 years ago and we knew we could not probably sell it for what we paid for it, let alone hope to make a profit, and of course had no money to pay closing costs or make up any difference in what was owed if it by chance did sell for the initial price. We chose The Beck Team to help us through the process of what is called a "short sale". Diane was our buyer's agent when we bought our house and was very knowledgeable about the Missoula market and what was going on in real estate sales. We finally completed the sale of our house in early December of 2010, after initially listing in early July. We reduced the price I believe 3 times and accepted an offer below our last asking price. We had to "jump through" a lot of hoops wit our bank, providing lots of documents surrounding our financial condition, bank statements, pays stubs, etc. and at times this got frustrating, as they seemed to be asking for the same information we just gave them. But we persevered and with The Beck Team's help we closed the transaction and avoided going into foreclosure. Our advice to anyone going int this is to have a lot of patience, and be willing to accept what the market is paying, not what you think or hope your home is worth. While short sale is still a blemish on your credit rating, it is not as severe as a foreclosure. We would recommend working with The Beck team if you are looking for help and assistance in selling your home using this type of sale."
